Think of Bayfield as Durango's quieter neighbor. It's a small town in the Pine River Valley, about 20 miles east on US 160, with its own school district and a median home value of $412,500 (Durango's is $668,400). Plenty of residents live here and drive to Durango for work. If you want more room for less money and can live with the commute, put Bayfield on your list.
Numbers below come from the Census, Colorado's education department, the town and local business websites. We checked them in October 2026.
How do Bayfield and Durango compare?
Start with the Census. These are 2020-2024 American Community Survey five-year estimates, as compiled by StateDemographics for Bayfield and by the Census for Durango:
| Measure | Bayfield | Durango |
|---|---|---|
| Population | 2,901 | 19,411 |
| Median household income | $93,125 | $78,602 |
| Median home value | $412,500 | $668,400 |
| Median gross rent | $1,236 | $1,636 |
| Owner-occupied homes | 72.5% | 53% |
So Bayfield households earn more at the median and pay less to house themselves. No wonder people look east. And the town skews young: median age 32.3, with 30.1% of residents under 18, per the same source.
Bayfield isn't new. The town incorporated in 1906, per its own history page, and the valley's first settlement went by Los Pinos.
How long is the commute to Durango?
About 20 miles by road. Distance calculators put the drive near 23 minutes without stops on US 160, which is a figure for ideal conditions. Winter storms, summer traffic and construction add time, so budget longer for a daily commute.
Count the cost of the drive, too. Gas, tires and winter maintenance add up. Our cost of living guide shows what transportation costs in the county.
Working in town instead? Bayfield's listings here are mostly small businesses, such as auto shops, clinics and restaurants.
What does housing cost in Bayfield?
Less than Durango, though not cheap. Census home values are one measure. Recent sales are another. Redfin reported a median sale price of $472,000 for the three months ending September 2026, up 2.1% from a year earlier. It also showed homes taking 49 days to sell, up from 24 the year before. Zillow's average home value was $516,088.
Why do the numbers differ? Each source counts something different. The Census covers every owner-occupied home. Redfin tracks sales in a three-month window. Zillow estimates values. Look at all three and you get a range.
Renting is the harder side to research. Median gross rent is $1,236 for the whole town, and few sources track Bayfield rents closely. Start your search early, and check the property management category along with local classifieds.
For help buying, browse the real estate agent category and ask any agent how they handle the Bayfield market.
What schools serve Bayfield?
Bayfield has its own school district, separate from Durango's: Bayfield School District 10 JT-R. The state's SchoolView profile lists 1,087 students and four schools. Primary covers kindergarten through 2nd grade, Intermediate takes 3rd through 5th, Middle handles 6th through 8th, and the high school finishes the run.
Visit the schools and talk to the district office before you buy a house, because your address sets your school.
Preschool options exist too. Bayfield Early Education Programs is a preschool listed here with a 5.0 Google rating across 11 reviews, a small sample. Read our Durango schools guide and childcare guide for state programs like free Universal Preschool. The county's childcare plan says few or no licensed providers for children under 3 are in Bayfield, so ask early about infant care.

How do locals get to Vallecito Lake and Lemon Reservoir?
Vallecito Lake is the easy one. From the signal in town, take County Road 501 north for 13 miles, per the Town of Bayfield. That makes a short evening drive.
Lemon Reservoir sits in the other direction, up the Florida River. The Forest Service says Florida Campground is 9 miles north of Bayfield on County Road 501, then 3 miles northwest on County Road 240, then 6 miles north on County Road 243. It has 20 first-come sites at $27 a night and operates May through September. Fishing and non-motorized boating are the draws.
What is community life like?
Anchored by a few places. The Pine River Library District runs the community calendar the town links to, and its main library sits on Bayfield Center Drive. Per its site, normal hours run weekdays 8:30 a.m. to 6:30 p.m., Saturday 10 a.m. to 5 p.m. and Sunday 1 to 5 p.m.
The Bayfield Farmers Market runs Saturdays, listed by Colorado.com as July 4 through October 3 this year, from 8:30 a.m. to noon. Pine River Shares is a local nonprofit with a free food market. Its site says the market is open Tuesdays and Thursdays from 11 a.m. to 1 p.m. and Wednesdays from 3 to 6 p.m., with no proof of income needed.
Is Bayfield right for you?
It depends on what you trade. On the plus side, home values and rents run lower than in Durango, the lakes sit close, and the town leans young and family-heavy. On the minus side, you take on a drive, you may find fewer choices for childcare under age 3, and the Census-based figures list unemployment at 6.5%, against 4.6% statewide. Those numbers come from StateDemographics, which compiles the American Community Survey, and they carry margins of error in a town this small.
Spend a Saturday here before you decide. Walk Mill Street, grab lunch, and stop by the farmers market if it is running. Then drive up County Road 501 toward Vallecito and see how it feels. Do the same commute at 7:30 a.m. on a weekday, too, because that is the drive you will actually make.
What should new Bayfield residents know?
A few practical things.
- Utilities. Many homes use wells, septic tanks and propane. Our utilities guide covers LPEA, wells and septic permits. Check your address, because town and county services differ.
- Fire. Bayfield sits close to the national forest. Read the wildfire preparedness guide. Fun fact: a Forest Service story map says the 416 Fire was named for the 416th incident call to the Columbine Ranger District in Bayfield.
- Bears. The lake and river valleys are bear country too. Our bear guide applies out here.
