Where are Durango's income-restricted apartments?

Housing Solutions for the Southwest keeps the best local list. Its resource page names the complexes below. The page isn't dated, so treat unit counts as a starting point and call before you apply.

  • Durango Housing Corporation, 650 Valentine Drive: 96 units, from studios to four bedrooms. No application fees, per the list. Phone 970-247-2788.
  • Lumien Apartments, 3190 East Animas Road: 51 one- and two-bedroom apartments for households at 40 to 60 percent of area median income. Section 8 accepted.
  • Pinon Terrace, 20 Primrose Circle: 64 units for households at 30 to 60 percent of area median income.

Four more are worth a call. Valle de Merced (800 Goeglein Gulch) has 46 apartments for households at 30 to 60 percent of area median income. Merced de las Animas (3701 West 2nd Avenue) has 50 townhomes at 40 to 60 percent. Southwest Horizon Ranch (44 Twin Pines Lane) is 61 single-family homes with yards. Westwood Apartments (60 Westwood Place) is the smallest, with 12 two-bedroom units.

For seniors and people with disabilities, the same list includes:

  • Spring Tree Village, 950 East 32nd Street: ages 62 and older.
  • Tamarin Square, 1401 East 3rd Avenue: ages 62 and older and/or disabled, 68 units.
  • Cedar View Apartments, East Animas Village Drive: ages 62 and older.
  • Miramonte, 584 Wilson Gulch Road: ages 55 and up.

The yardstick in these listings is "area median income." HUD sets the income limits for assisted housing, county by county, and publishes FY 2026 numbers. Look up La Plata County there before you assume you qualify.

Can you get a housing voucher in Durango?

Not at the moment, if the page is current. Housing Solutions runs the local Housing Choice Voucher program. It helps very low-income families, seniors and people with disabilities rent from private owners. The waiting list puts homeless people, people with disabilities and survivors of domestic violence first. Right now the page says the list is closed. It also mentions vouchers for veterans and for young people who left foster care.

Already on the list? Keep your address, phone number and status up to date. The page calls that extremely important.

Who helps if you might lose your home?

Call Housing Solutions at 970-259-1086. It runs a homeless prevention program for the households at greatest risk. You do an assessment first. Two local groups do this work. HomesFund has helped families buy homes in southwest Colorado since 2008, says the regional housing authority. You start with a free class and a free chat with an advisor. After that, it can help with a mortgage and a down payment. Call 970-259-1418.

Habitat for Humanity of La Plata County builds homes for families with low and moderate incomes. Owners pay 30 percent of their gross monthly income toward the mortgage, it says. Its number on the Housing Solutions list is 970-382-2215.

What is the regional housing authority?

It's called the Regional Housing Alliance of La Plata County. La Plata County, the City of Durango, the Town of Ignacio and the Town of Bayfield formed it in 2004 (RHA). Its goal is to back affordable housing for local workers. For immediate help, call 970-828-3222. The site also links a 2025 housing needs study.
